"Downtown" Sullivan's Island is funny, because it is so quaint, but accessible by golf cart if wish.
Real estate for sale on Sullivan's Island is limited in that it is a small island. The prices are some of the highest per sq ft in the nation, and definitly SC. There are only a few condos & townhouses for sale on the entire island, as the town officials have steered away from approving anymore attached homes. So it is rare to find any, and if one comes up for sale be rest assured it will sale immediately.
